Veidekke behind high-tech building in Trondheim

Veidekke Entreprenør has entered into a contract with Sluppenveien 19 AS to build Lysgården in Trondheim, which is jointly owned R. Kjeldsberg AS and Veidekke Eiendom with a 50% share each. Lysgården will be an environmentally-certified and groundbreaking office building using new, innovative technology. The contract is a collaborative turnkey contract valued at NOK 255 million excluding VAT.

Lysgården is smart! The building will employ technology developed in collaboration with Siemens, that will set a whole new standard for the office buildings of the future. There will not be a single light switch, and light and temperature will be controlled via the users' smartphones, among other things. The building will provide completely new opportunities to customise rental spaces and user experiences. Lysgården will be certified in accordance with the BREEAM Excellent environmental standard, and will have an energy consumption of around 40 kWh per square metre. The building will produce electricity from solar panels and has won funds from Enova for the innovative solutions.

Veidekke's construction contract includes the office building of approx 12,000 m2 across six floors, in addition to developing some infrastructure and an adjacent park. Light, in combination with extensive use of glass in the façade and a large glass courtyard will be central to the building. Lysgården is the next stage in the development of a new district at Sluppen, and will be a natural focal point for everyone who arrives from the south on the E6 road approaching Trondheim.

"It is very satisfying that we have started building Lysgården. We have taken part in project development in collaboration with R. Kjeldsberg AS, where we have been in a position to use the organization's knowledge to develop a groundbreaking office building in partnership with the other stakeholders. We ourselves will be tenants in the building along with Veidekke's real estate and industrial operations, and we're looking forward to joining forces under one roof in Trondheim once again, says District Manager Ståle Brovold of Veidekke Entreprenør Trøndelag.

"We will create a building that people will thrive in, with a lot of natural light. Like a greenhouse where plants thrive, here, ideas will grow and thrive. We also want our buildings to form the identity of the tenants. Lysgården is for businesses who want to shine. If you work at Lysgården, everyone will know where you work," says CEO Ole Petter Bjørseth of R. Kjeldsberg AS.

70 percent of the building is already leased. Tenants include consulting company Sweco, in addition to all of Veidekke's business in Trøndelag. The building will ready for occupation in June 2019.

The contract is included in Veidekke's order backlog for Q3. See a film about the building: https://vimeo.com/236394517
